Tower of small condos rising in Arts & Entertainment District

Construction has begun on a condominium in Downtown Miami’s Arts and Entertainment District. RSP Architects announced the groundbreaking of 14 ROC Miami, a 31-story residential tower in the growing neighborhood. Completion is due in 2028.

The project will bring 283 residences, from studios, one-bedroom and two-bedroom residences ranging from about 410 to 964 square feet, each with a balcony, smart home technology and contemporary finishes.

The development team said the venture will bring innovative transit-oriented living, distinctive architecture and a vibrant pedestrian experience.

“Our vision for 14 ROC was to create an iconic residential tower that embraces the pedestrian, encourages interaction with the neighborhood, and contributes to a more walkable, human-centered urban environment,” said Jorge Cuartas Martinez, RSP associate and the project’s lead designer. “We’re excited to see that vision become reality as construction begins.”

Developed by 14th Street Miami Investments LLC, which is managed by Russell Galbut, the project prioritizes walkability, connectivity, and community while contributing a new presence to Miami’s evolving skyline, says the development team.

RSP serves as 14 ROC’s design architect, with MAWD leading the interior design, Urban Robot overseeing landscape architecture, Seawood Builders serving as general contractor and Cervera Real Estate providing the sales and marketing efforts.

Located at 125 NE 14th Street, just north of the now-rising Signature Bridge and within walking distance of the Adrienne Arsht Center for the Performing Arts, Pérez Art Museum Miami and the future 33-acre public Underdeck park, 14 ROC is within one of the city’s most connected transit corridors.

The property is north of Northeast 14th Street and west of Northeast First Court.

The building’s defining architectural feature is a dramatic sculptural “roc” base that appears to emerge organically from the ground before giving rise to the residential tower above, say the designers.

Beyond its visual impact, the multi-level roc structure provides resident self-storage and houses building mechanical systems, freeing the ground plane for a more welcoming and active streetscape, the designers say.

“Every Miami neighborhood has its own distinct character, and the Arts and Entertainment District is rapidly emerging as one of the city’s most dynamic urban destinations,” said Hande Obuz, RSP senior associate and the project’s lead planner.

“14 ROC was designed to support that evolution by bringing thoughtfully planned residential density, active street engagement and architecture that reflects the creativity and energy of the district. It is designed to become part of the fabric of the community,” said Ms. Obuz.

More than 25,000 square feet of amenities will span three levels, including a rooftop pool overlooking Biscayne Bay and the Miami skyline, coworking spaces, a fitness and wellness center, chef’s kitchen, karaoke lounge, private theater, game room, meeting facilities and a communal podcast studio equipped with state-of-the-art technology.
