THE Prince and Princess of Wales reportedly want Andrew out of the Royal Lodge in a matter of days \u2013 before they \u201cmove in next door\u201d.<\/strong><\/p>\n

Prince<\/span> William<\/a> and Kate Middleton<\/a> are said to want to move into Forest Lodge, also in Windsor Great Park, before Bonfire Night<\/a>.<\/p>\n

The pair want Andrew gone from his 30-room mansion by the time they move to their eight-bedroom home, which is just over a mile from Royal Lodge.<\/p>\n

An unnamed source told the Daily Mail<\/a>: \u201cCatherine shudders at the thought of living so close to Royal Lodge while Prince Andrew<\/a> is still in it.<\/p>\n

\u201cWilliam wants him gone before they start to move in next<\/span> week.<\/p>\n

\u201cIt\u2019s not about what Andrew doesn\u2019t want to do anymore. It\u2019s about what he\u2019s going to be told to do.\u201d<\/p>\n

In August 2022, Wills and Kate moved out of their apartment in Kensington Palace to Adelaide Cottage, which lies some three miles from Forest Lodge.<\/p>\n

It\u2019s believed that the Waleses had previously wanted to move to Royal Lodge but Andrew insisted he stayed put.<\/p>\n

A source told the paper last night: \u201cThem going into Adelaide Cottage was never the plan.<\/p>\n

\u201cBut they were forced to because Prince Andrew<\/span> wouldn\u2019t shift.\u201d<\/p>\n

Earlier this year though, the royals then turned their attention to Forest Lodge, a Georgian mansion where they hope to raise their three children in a relaxed atmosphere.<\/p>\n

Royal Lodge and Forest Lodge are a short walk from each other, situated in Windsor Great Park.<\/p>\n

Andrew and his ex-wife Sarah Ferguson<\/a>, who also lives in Royal Lodge, have faced mounting revelations about their links to Epstein which is thought to have led to Buckingham Palace<\/a> believing they need to move out.<\/p>\n

It comes as sources have confirmed that the pariah prince is now in \u201cadvanced talks\u201d<\/a> with representatives of King Charles<\/a> about finally leaving the 30-room mansion in Windsor.<\/p>\n

Andrew remains living in Royal Lodge\u00a0despite relinquishing his Duke of York title<\/a>\u00a0in disgrace last week.<\/p>\n

But the\u00a0Prince cannot legally be evicted from the property<\/a>\u00a0due to a \u201ccast iron\u201d lease.<\/p>\n

The prince has 50 years left on his pre-paid lease, and\u00a0will legally have to be compensated<\/a>\u00a0if he is forced to move out.<\/p>\n

Following Andrew\u2019s growing involvement in the Jeffery Epstein sex scandal, there have been\u00a0daily discussions about him leaving the rent-free house.<\/a><\/p>\n

It comes after revelations that Andrew has not paid rent for decades fuelled calls to kick him out of Royal Lodge over links to paedophile billionaire\u00a0Jeffrey Epstein<\/a>.<\/p>\n

He is likely to have avoided thousands in water\u00a0bills<\/a>\u00a0since moving in back in 2003, while\u00a0Brits struggle to pay theirs.<\/a><\/p>\n

Andrew signed a 75-year agreement for Royal Lodge that same year.<\/p>\n

A\u00a0copy of the leasehold<\/a>\u00a0shows while Andrew did cough up \u00a31million for the lease \u2013 as well as \u00a37.5million for refurbishments \u2013 he hasn\u2019t paid any annual rent since 2003.<\/p>\n

The lease revealed that Andrew has since paid only \u201cone peppercorn\u201d in rent per year, \u201cif demanded\u201d.<\/p>\n

The small amount of rent helps explain how Andrew and his ex-wife,\u00a0Sarah Ferguson<\/a>, have been able to live there without using royal funds.<\/p>\n

It was previously thought that Andrew paid a \u201cnotional rent\u201d of \u00a3260,000 per year in addition to the refurbishments.<\/p>\n

The lease confirms that this rent only applied if the work was not completed, which was done in 2005.<\/p>\n

Spread over 75 years, the \u00a38.5 million initial outlay averages \u00a3113,000 a year, less than half the estimated market rent.<\/p>\n
