around a 3,500-seat live music and performance venue across from <a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/tbbwmag.com\/2025\/11\/01\/benchmark-international-explain-lightning-arena-naming\/\">Benchmark International Arena<\/a>.<\/p>\n<p>The privately financed project is proposed for a vacant parcel on Channelside Drive between Morgan Street and Jefferson Street. <\/p>\n<p>The site sits directly across from the arena and near the Riverwalk, the Tampa Convention Center and several downtown hotels.<\/p>\n<p>Developers said the district is designed to expand the reach of <a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/tbbwmag.com\/tag\/water-street-tampa\/\">Water Street Tampa<\/a> and strengthen the area\u2019s role as a central hub for concerts, sports and dining.<\/p>\n<h2 class=\"wp-block-heading\">Why a mid-sized venue matters in Downtown Tampa<\/h2>\n<p>At the center of the project is a 3,500-seat venue aimed at filling a gap in Tampa\u2019s live entertainment market.<\/p>\n<p>The space is intended to host rising and mid-tier touring artists who often skip the region due to limited options between small clubs and large arenas. <\/p>\n<p><strong><a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/tbbwmag.com\/tampa-bay-real-estate-news\/\">READ MORE Partners said in the announcement.<\/p>\n<p>Developers said the venue would give artists an opportunity to build a local fan base before moving to larger venues such as the Yuengling Center, Benchmark International Arena or Raymond James Stadium.<\/p>\n<h2 class=\"wp-block-heading\">Vinik Sports Group to manage venue<\/h2>\n<p>Strategic Property Partners plans to partner with Vinik Sports Group to manage the entertainment venue and integrate it into the broader Water Street Tampa ecosystem.<\/p>\n<p>\u201cWater Street Tampa was designed to evolve, and this entertainment district is the next step in completing the larger vision,\u201d said Josh Taube, CEO of Strategic Property Partners. \u201cThis project activates the western edge of the neighborhood by adding entertainment energy Group manages the Tampa Bay Lightning and Benchmark International Arena and also oversees the Yuengling Center at the <a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/tbbwmag.com\/tag\/university-of-south-florida\/\">University of South Florida<\/a>.<\/p>\n<p>\u201cFans will see more shows, more often, and with greater variety,\u201d said Steve Griggs, CEO of Vinik Sports Group. \u201cA venue of this size provides much-needed flexibility for booking more artists and world-class shows to our region.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Hotel, retail and parking planned<\/h2>\n<p>The proposed district also includes:<\/p>\n<ul class=\"wp-block-list\">\n<li>a 250-room hotel<\/li>\n<li>about 100,000 sq ft of retail, dining and entertainment space<\/li>\n<li>more than 1,000 parking spaces<\/li>\n<\/ul>\n<p><a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/tbbwmag.com\/category\/industries\/real-estate\/\">Developers<\/a> said the project is intended to function as an all-day destination and extend activity beyond event nights at the extend Ford Thunder Alley across Channelside Drive, creating a more connected entertainment corridor.<\/p>\n<h2 class=\"wp-block-heading\">City leaders support expansion<\/h2>\n<p><a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/tbbwmag.com\/2025\/10\/30\/jane-castor-tampa-infrastructure-plan\/\">Tampa Mayor Jane Castor<\/a> said the project supports the city\u2019s continued growth as an entertainment destination.<\/p>\n<p>\u201cThis Water Street expansion moves Tampa forward as a top entertainment destination,\u201d Castor said. \u201cIt strengthens tourism and creates new experiences for residents and visitors, all within steps of the Riverwalk and Convention Center.\u201d<\/p>\n<h2 class=\"wp-block-heading\">Timeline and next steps<\/h2>\n<p>Strategic Property Partners said it plans to break ground on the project in 2027. <\/p>\n<p>Additional details on design, construction and tenants are expected as the project moves through planning and
