Those offerings will close immediately as SEG prepares to convert the space into the Balloon Museum.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">SEG did not disclose the asking rent for this lease, but the average asking rent for retail space in Lower Manhattan was $228 per square foot during the fourth quarter of 2025, according to <\/span><b>CBRE <\/b><span style=\"font-weight: 400\">data.<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u201cWe are thrilled to bring the Balloon Museum and its category-defining contemporary art exhibitions to the Seaport,\u201d <\/span><b>Matt Partridge<\/b><span style=\"font-weight: 400\">, CEO of SEG, said in a statement. \u201cBalloon Museum is a true global phenomenon that offers visitors of all ages a one-of-a-kind experience. We look forward to this exciting addition to the Seaport\u2019s existing portfolio of cultural experiences and other offerings, allowing our growing residential community and visitors to interact with art in an entirely new way.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400\">There were no leasing brokers involved in the deal, as SEG and the Balloon Museum worked together directly. The transaction was originated by <\/span><b>Michael Ginsberg<\/b><span style=\"font-weight: 400\"> and <\/span><b>Jonah Larrama<\/b><span style=\"font-weight: 400\"> of advisory firm <\/span><b>OMG Variety LLC<\/b><span style=\"font-weight: 400\">. The firm could not be reached for comment.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">The Balloon Museum was created by <\/span><b><a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/commercialobserver.com\/company\/lux-entertainment\/\" title=\"Lux Entertainment\" class=\"company-link\">Lux Entertainment<\/a><\/b><span style=\"font-weight: 400\"> in Rome, Italy, in 2021.
