Calgary"},"content":{"rendered":"<p><\/p>\n<div id=\"\">\n<p>City councillors will soon consider whether Calgary should introduce new rules for developers looking to build near arts, culture or music venues.<\/p>\n<p><\/p>\n<p>It comes after a city committee unanimously endorsed <a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/pub-calgary.escribemeetings.com\/filestream.ashx?DocumentId=356076\" target=\"_blank\" rel=\"noopener\">a motion<\/a> from Ward 9 Coun. <a rel=\"nofollow\" target=\"_blank\" href=\"https:\/\/globalnews.ca\/tag\/harrison-clark\">Harrison Clark<\/a>, which proposes Calgary enact an \u201cagent of change\u201d policy framework.<\/p>\n<p>According to the motion, increased growth and densification in Calgary can lead to conflicts when new development is introduced near existing venues, with noise used as an example.<\/p>\n<p>\u201cIf you were to build residential near an existing music venue then you are charged and responsible, as far as the city is concerned, with delivering the mitigation measures that are required for that to go smoothly,\u201d Clark told reporters.<\/p>\n<p>Those mitigation measures, according to Clark\u2019s motion, could include \u201cbuilding design, construction standards, and disclosure measures\u201d applied during the development permit approval process.<\/p>\n<div class=\"c-ad c-ad--bigbox l-article__ad\">\n<p>Story continues below advertisement<\/p>\n<\/p><\/div>\n<p>The motion was partly motivated by a rezoning request approved by council in January to make way for a redevelopment next door and above the Ship &amp; Anchor Pub, a beloved bar and music venue on 17 Avenue.<\/p>\n<p>The proposal from Strategic Group is to build a six-storey building next door to the bar, by demolishing an older apartment building that caught fire last year.<\/p>\n<div class=\"l-article__part\" data-shortcode=\"caption\">\n<figure class=\"c-figure c-figure--alignnone c-figure--expandable\">\n<div class=\"c-figure__inner\"><figcaption class=\"c-figure__caption c-caption\">\n\t\t\t\t\t\t\t<span class=\"c-caption__desc\"><br \/>\n\t\t\t\t\tA rendering of Strategic Group\u2019s plan to redevelop the building that houses the Ship &amp; we are very lucky to have a large and vocal customer base,\u201d said Nicola Trolez, the Ship &amp; Anchor\u2019s director of operations.<\/p>\n<p>\u201cThe Ship has been around for 35 years so there is a large history of good will in the community and a lot of people see us as an institution.\u201d<\/p>\n<p>The development permit for the project is under review with the City of Calgary, and although Clark\u2019s motion likely won\u2019t impact the proposal, Trolez said its being welcomed by staff.<\/p>\n<p>\u201cWhat\u2019s really great about this initiative is that it allows the city to be proactive as opposed to reactive, and set a precedent and a plan going forward where everybody wins,\u201d she told Global News.<\/p>\n<div class=\"c-tabs\">\n<p>\n\t\t\t<button role=\"tab\" class=\"c-tabs__tab c-tabs__tab--active\" type=\"button\">More on Canada<\/button><br \/>\n\t\t\t<button role=\"tab\" class=\"c-tabs__tab\" type=\"button\">More videos<\/button>\n\t\t<\/p>\n<\/p><\/div>\n<p>Clark\u2019s motion asks city administration to explore how a policy framework could be applied through the planning and development process and how it could interact with existing bylaws, policies, and enforcement tools.<\/p>\n<p>Riaz Mamdani, CEO of Strategic Group, told Global News an agent of change policy is \u201ca great idea\u201d due to the importance of arts and culture to the local economy.<\/p>\n<p>Mamdani said the principles included in Clark\u2019s proposal are being implemented in the design of the Ship &amp; Anchor building redevelopment.<\/p>\n<p>\u201cWe\u2019re putting in sound mitigation between the first and second floors,\u201d he said. \u201cWe\u2019ve designed our building so that the interface between the music areas and the residential units is limited to only two units.\u201d<\/p>\n<div class=\"c-ad c-ad--bigbox l-article__ad\">\n<p>Story continues below advertisement<\/p>\n<\/p><\/div>\n<p>According to Mamdani, the proposed redevelopment is geared towards people who want to live along 17 Avenue and who \u201cwant the hustle and bustle,\u201d with the Ship &amp;
