From a $4 billion palace to a Highland castle with its own time zone, the British royal family owns one of the most extraordinary property collections on earth, and according to a 2024 study by London estate agency Benham and Reeves, its ten grandest residences alone are worth a combined £6.3 billion (around $8.1 billion). Behind those incredible valuations are secret time zones, royal murders, teenage queens, and one of the most famous fires in modern British history.

Here are seven of the most valuable royal residences people actually live in, ranked by estimated value, with the surprising stories that make them unforgettable. One quick note on the numbers: these are estimated market values from that 2024 study, and since none of these places will ever hit the open market, treat them as ballpark figures.

Buckingham Palace — the $4 billion home the King is in no hurry to live in

Buckingham Palace is the crown jewel of the portfolio in every sense, valued by Benham and Reeves at around £3.1 billion ($4 billion), making it one of the most valuable homes on the planet. However, it has a surprisingly humble streak. As the official Royal Family website notes, it was first a private house bought by King George III in 1761, and it only became the monarch’s official London residence when Queen Victoria moved in just a few weeks after she ascended to the throne in 1837.

With 775 rooms, Buckingham Palace has its own post office, cinema, and swimming pool. And here’s the twist for a place worth $4 billion: King Charles III has reportedly chosen to remain living at the comparatively cozy Clarence House just down the road instead.

St James’s Palace — the most senior palace in Britain that tourists walk straight past

The most senior royal palace in Britain is St James’s, valued at around £514 million ($661 million). Built by Henry VIII between 1531 and 1536, it remains, as the Royal Family website confirms, the ceremonial home of the monarchy, and every ambassador sent to Britain is still formally accredited to the “Court of St James’s” today.

St. James’s Palace has a long Tudor history: Henry built it as a retreat from the formality of court, and you can actually still spot the entwined initials “H.A.” for Henry and Anne Boleyn carved into some original fireplaces. (That would seem romantic if, according to Historic Royal Palaces, Henry hadn’t had her beheaded only three years after they got married so he could marry another woman he thought might give him a son.)

Elizabeth I stayed at St. James’s Palace during the threat of the Spanish Armada, and it’s also where Mary Tudor signed the treaty surrendering Calais. It’s also where new monarchs are officially announced with the ceremonial transfer of power after the death of a reigning king or queen. That happened recently with the Accession Council of King Charles III.

Windsor Castle — where a single spotlight sparked a national disaster

Windsor Castle is the oldest and largest inhabited castle in the world, valued at around £503 million ($647 million), Windsor has been a royal home for nearly 1,000 years, since William the Conqueror chose the spot in the 1070s. However, its most dramatic modern chapter came on November 20, 1992, during the year Queen Elizabeth II famously called her “annus horribilis.”

As the Royal Collection Trust records, a faulty spotlight set a curtain alight in the Queen’s Private Chapel, and within minutes the blaze had spread to St George’s Hall. It took 225 firefighters from seven counties and roughly 1.5 million gallons of water to bring it under control, with 115 rooms damaged. Here’s something remarkable, though. Thanks to a frantic salvage operation, almost the entire Royal Collection was rescued. Only two works were lost: a sideboard and a single painting too large to lift off the wall in time.

Kensington Palace — the royal home built on the cheap

Famous today as the former home of Prince William and Princess Kate, Kensington Palace has been a royal residence for over 300 years, and it has a charmingly thrifty origin story. As the Royal Parks notes, when William III and Mary II asked Sir Christopher Wren to convert it into a palace in 1689, the clerk of works was told to do the job quickly and cheaply, which is why it was built largely of brick rather than grand stone.

Valued at around £367 million ($472 million), Kensington Palace was also the birthplace and childhood home of Queen Victoria, whose strictly controlled upbringing there became known as the “Kensington System.” She disliked the place so much that, as Historic Royal Palaces recounts, she moved out within three weeks of becoming queen.

Kensington Palace was also the cherished home of Diana, Princess of Wales, who was so beloved that she was called “the people’s princess”. She raised her sons there for years in a very hands-on way that simply wasn’t done among royals at the time. She made it a fun, loving, and caring home, reported People. Sandringham House — the royal home that ran on its own time zone

Sandringham House is the royal family’s private Norfolk country home. It’s owned personally by the monarch, not the Crown, and it’s where the Windsors traditionally gather for Christmas. The estate is valued at around £60 million ($77 million).

Perhaps Sandringham House’s most delightful quirk is that it once ran on its own time. As BBC Countryfile and numerous historians document, the hunting-mad King Edward VII ordered every clock at Sandringham set half an hour ahead of GMT, to squeeze more daylight out of the shooting season. “Sandringham Time” was kept from 1901 right up until 1936, when Edward VIII abolished it on the very night his father died. (Perhaps that was because Edward VIII was known to have a strong dislike for most forms of hunting, giving up shooting after World War I, citing its cruelty, according to The New York Times.) For 35 years, the royals there were quite literally living in a different hour from the rest of the country.

Palace of Holyroodhouse — the scene of a royal murder you can still see today

The Palace of Holyroodhouse is the monarch’s official residence in Scotland. Situated at the foot of Edinburgh’s Royal Mile and valued at around £60 million ($77 million), it’s also the scene of one of the most notorious murders in royal history.

In 1561 it became home to Mary, Queen of Scots, and on the evening of March 9, 1566, her jealous husband Lord Darnley and a group of armed conspirators burst into her private supper room. As the Royal Collection Trust describes, the queen was six months pregnant when the men seized her David Rizzio, her favorite royal secretary, and stabbed him to death in the next room. The grisly detail that keeps visitors coming to look at the historical locale? The palace still marks the spot where he died, and people have long claimed that the bloodstains from Rizzio’s body can still be seen in the Outer Chamber where his dead body was left on display.

Balmoral Castle — Queen Victoria’s ‘paradise in the Highlands’

The majestic Balmoral Castle is the royal family’s beloved Highland retreat, and it’s the place where Queen Elizabeth II died in September 2022. It was a home she loved dearly, and she referred to it as her sanctuary.

Balmoral Castle is also the other privately owned royal home, valued at around £49 million ($63 million) and passed down personally from monarch to monarch. Its story is essentially a Victorian love letter to Scotland. As Scotland’s People records, Prince Albert bought the estate for Queen Victoria in 1852, after the couple fell for the Highland scenery. It reminded a homesick Prince Albert of his native Germany.

Queen Victoria and Prince Albert found the original castle too small, so they demolished it and built the fairy-tale Scottish baronial castle that stands today. Prince Albert was involved in the design, even devising a personal Balmoral tartan. According to the BBC, Queen Victoria called it her “dear paradise in the Highlands”, and it was the place she adored above all others.
