Permit approved for new indoor commercial entertainment, recreation space | News, Sports, Jobs

Two buildings located at 123 N. 3rd St. and 318–326 N. Valley St. will be renovated in children’s activity and sports training facility following the New Ulm City Council’s approval a conditional use permit.

NEW ULM – A conditional use permit (CUP) was approved by the New Ulm City Council Tuesday, allowing the conversion of two vacant industrial buildings into a children’s activity and sports training facility.

The buildings are located at 123 N. 3rd St. and 318-326 N. Valley St. Permit applicant Kristi Loose plans to use the two buildings for commercial entertainment/recreation uses. Specifically, the building would share spaces with the New Ulm Basketball Association, Just for Kix (Dance), softball, baseball and other sports-related activities.

The project will renovate about 17,500 square feet of the buildings into a multi-use site featuring play areas, parent-child education classes, rentable party rooms and sports training zones.

Community Development Director David Schnobrich informed the council that this use is allowed in an industrial zoned area with a permit. However, the different uses cannot happen in the same space at the same time.

“You can’t have a soccer activity happening with a children’s class or craft activity,” Schnobrich said.

Council President Andrea Boettger asked if different uses/activities could happen at the same time in the same building if they were in separate sections.

Schnobrich said there were four activities areas between the two buildings. The northern building was divided into three sections and the southern building is one large area. The permit allowed one use per area at a time.

On the question of parking, Schnobrich said the property had a sufficient number of stalls. The city’s code requirement requires 71 off-street parking stalls for this site. There are an estimated 90 parking stalls between two gravel parking lots on the property.

City Councilor Eric Warmka made the motion to approve the permit. He praised Loose for taking a risk with this project, saying it was a fantastic idea and a great need for the community.

The motion was seconded by Councilor David Christian and was unanimously approved by the council.
