The next phase of growth at PV is coming into sharper focus as RED Development announced another wave of tenants for the $2 billion mixed-use destination taking shape in north Phoenix.

The latest additions span nearly every category: dining, wellness, fitness, beauty, entertainment, and retail, reinforcing the development’s vision of becoming a place where visitors can spend an entire day moving between workouts, meals, shopping, social gatherings, and entertainment without leaving the property.

Among the most anticipated milestones is the opening of Life Time Paradise Valley, the long-awaited 92,000-square-foot athletic country club that opened this spring as a centerpiece of the development’s wellness-focused strategy. Designed for everyone, the club introduced group fitness studios, strength and cardio spaces, pickleball courts, a Kids Academy, spa services, and one of its most talked-about amenities: a rooftop beach club spanning more than 1.5 acres.

“Alongside the forthcoming Life Time Living, our new Paradise Valley athletic country club reflects our long-term investment in the area and our commitment to enhancing how people come together, stay active and live well in one of the most distinctive communities in the country,” said Ryan Calrow, Senior Area Director. “We’ve been thoughtful about creating a destination that complements the character and vision of PV. Life Time Paradise Valley is an integrated health, wellness and hospitality experience.”

Fitness and wellness concepts remain a major focus with Next Health planning a late-2026 opening, bringing services centered around longevity and preventative wellness including IV therapy and hormone optimization. Helios Pilates will make its Arizona debut in 2027 with its boutique movement-focused approach, while WeWhiten and FACE FOUNDRIÉ add beauty and self-care offerings.

Retail additions continue building out the everyday appeal of the development as well. lululemon is expected to open this summer, bringing one of the country’s most recognizable athletic apparel brands to the project, while Zara Nail Bar is slated to join the lineup before year’s end.

Several restaurants are already generating anticipation, including Harry & Izzy’s, the upscale American grill making its Arizona debut with roots tied to Indianapolis’ legendary St. Elmo Steak House. Nearby, The Vig will introduce its eighth Valley location.

Scottsdale favorite Cala plans to expand its coastal European-inspired concept to PV in 2027, while Culinary Gangster will bring its casual menu of burgers, wraps, bowls, and breakfast offerings. OBON is also joining the mix with sushi, ramen, and cocktails in a contemporary setting, while Too Sweet Cakes promises pastries, breakfast items, and desserts.

Entertainment additions are expanding too. Escapology’s immersive escape room experiences are expected to open in 2027, introducing another layer of activity designed for families, groups, and team outings.

“These new additions build on the strong foundation we’ve created at PV and add even more depth to the community experience,” said Mike Ebert, managing partner at RED. “From dining and wellness to entertainment, each business contributes to the vibrant, connected environment we’ve envisioned, one where people can truly spend the day, meet friends and feel part of something special in the heart of Phoenix.”

As construction continues and additional concepts come online, PV’s evolution is creating places designed not just for shopping or dining, but for entire lifestyles. Learn more at PV – RED Development.
