The DFW city of Mansfield is making moves on the Staybolt Street Entertainment District, a $2.5 billion mixed-use development that city leaders say will reshape the Texas 360 corridor into a major sports, entertainment, hospitality, and housing destination.
Texas Health Mansfield Stadium
Anchoring the district is Mansfield Stadium, a 7,000-seat multi-sport venue that’s become the home of North Texas SC, the MLS NEXT Pro club affiliated with FC Dallas. Having served as the Team Base Camp for Team Czechia during their 2026 FIFA World Cup run, the stadium officially opened earlier this July and has already hosted its inaugural match.
Looking forward, the venue will serve as a year-round destination – hosting concerts, rodeos, and other large-scale events. Notably, the venue features one of the largest outdoor bars in North America – spanning 119 feet in length.

The district also features Fields at Station 63. Formerly called Big League Dreams, the youth sports facility is a 40-acre recreational complex. Opened September of 2025, the facility features eight turf fields, two restaurants, event spaces, playground, and pro shop.
High 5
The district will bring Mansfield its first family-friendly entertainment venue. Called High 5, the 45,000-square-foot entertainment venue will feature bowling, arcade games, mini golf, and a rooftop concert space. The Mansfield entertainment venue marks the first High 5 out of five planned in North Texas.
High 5 was originally planned to open in 2025. Due to ongoing construction, officials aim to open the entertainment venue later this year.

Hotel, conference center, and housing
The broader district is planned as a 100-acre development near State Highway 360 and Heritage Parkway, just south of Mansfield Sports Park and Hawaiian Falls. Along with the stadium, the project calls for hotels, a convention center, retail, restaurants, public plazas, a boardwalk-style park, and housing.
City materials say the district will eventually include more than 700 single-family homes, while other reports have described additional multifamily projects tied to the larger site.
The city says the development is intended to generate new tax revenue, attract visitors, and support year-round activity beyond game days. Officials also see it as a long-term economic engine that could strengthen Mansfield’s position in the fast-growing south DFW corridor.
