The future of Princess Beatrice and Princess Eugenie has been a hotly debated topic ever since the arrest of their father, the former Prince Andrew. Andrew, who was arrested for suspicion of misconduct in public office, and their mother, Sarah Ferguson, both feature prominently in the Epstein files. And that means that the two find themselves in a very complicated situation, as the British royal family moves to separate itself from the two.
But the two won’t have to move. The Times is reporting that a long-standing deal between the Yorks and the King means they can keep renting their properties within royal grounds, even if their parents were evicted from Royal Lodge.

The deal reportedly requires the sisters to pay an undisclosed sum of rent for the properties, which serve as a London base for the two.
Beatrice has an apartment in St James’ Palace, though she mainly lives in Oxfordshire with her husband Edoardo Mapelli Mozzi and their two daughters: Sienna, 4, and Athena, 1. Beatrice is also stepmother to Wolfie, 9, from her husband’s previous relationship.
Eugenie, meanwhile, has Ivy Cottage, a three-bedroom property located at Kensington Palace. She, however, spends most of her time at her Portugal home with her husband Jack Brooksbank, and their two children: August, 5, and Ernest, 2.
Last year, The Mail on Sunday reported that Andrew had previously rented a four-bedroom apartment in St James’ Palace for his daughters for £1,600 a month, well below what the property would go for in the open market. It is unclear if Beatrice and Eugenie are now paying the rent of their royal properties or what that rent might be, as rental agreements between members of the royal family are not available to the public.
All of this comes as reports that the two will lose a lot of their privileges as the monarchy shrinks in the future. Royal writer Richard Palmer told Mirror, In my view, in the future, they will end up losing their royal titles.” He also added, “I think we’re going to see a lot less of them.”
The two were reportedly told recently that they would not be invited to the Royal Ascot, which Palmer says is only the beginning. And it’s not even all about the scandal with their parents. “Being princesses who are non-working royals is confusing for people already because they have titles but they don’t do anything for the monarchy.”
“They don’t do anything for the nation,” he also said. “They’re essentially just private individuals who get privileges of being members of the royal family,” he explained, adding that they are “probably going to have to say goodbye to some of those privileges.”
RadarOnline had previously reported that Beatrice and Eugenie were “shattered” by Andrew’s arrest. “Each fresh Epstein disclosure feels like a fresh blow for the sisters,” a source said. “Just when they think the worst of it might be behind them, something else surfaces and drags it all back into the spotlight. It’s completely emotionally exhausting for them.”
And they’re reportedly planning ahead. “There’s embarrassment, yes, but also a great deal of sadness. At the same time, they’re realistic. They understand that how they respond now, the choices they make, the company they keep, and the image they project will shape their long-term standing. They’re thinking carefully about every step.”
