Here’s the restaurants and entertainment venues being pitched for Maritime Park

A Trader Joe’s, indoor sky diving, a premium movie theater, and a Ruth’s Chris Steak House are all among the types of outlets developers are pitching to the city of Pensacola for the next project at Community Maritime Park.

Inspired Communities of Florida, also known as The Dawson Company, is partnering with Corporate Contractors Inc., owned by Wisconsin billionaire businesswoman Diane Hendricks, and E Smith Advisors, the real estate development company owned by Emmitt Smith, to pitch the project at Lot No. 4.

The group is already developing the Reverb by Hard Rock Hotel and Rythm Lofts at Lot No. 5, and that project is scheduled to begin construction next year.

Overall, the entire complex would be a seven-floor building that would have 190,100 square feet of retail space, 119 residential units, 39,100 square feet of office space, and a 1,300-space parking garage, according to the presentation. Nearly half of the building would be dedicated to a parking garage, featuring two floors of underground parking.

The parking garage would also seamlessly connect to the parking deck being built for the Reverb Hotel and apartment development next door.

All of the businesses mentioned in the 23-page presentation sent to the city in September are just conceptual to give an idea of the types of businesses the developers want to recruit to their proposed “eatertainment” venue.

Tamara Bowens, president and chief operating officer for The Dawson Company, told the News Journal that they believe there is a market in Pensacola for these types of businesses.

“We have done several market studies that show that there is a need for these types of businesses within Pensacola, in particular in the downtown area,” Bowens said. “This is definitely a data-back strategy that we’re going after in trying to bring these tenants to Pensacola.”

As part of that effort, the developers have brought in The McGarey Group to find businesses that will want to lease space in the project.

“They’re well versed in doing these types of developments,” Bowens said. “They’ve done them in small towns, medium-sized towns, and big cities. So they have the breadth and depth of experience to bring these same types of tenants to Pensacola.”

The News Journal reported on the details of the proposal last week, but here’s a closer look at all of the concepts pitched to the city:

Entertainment concepts

  • iFLY: Indoor Skydiving — 5,000–10,000 square feet

  • Lucky Strike: or similar upscale bowling and dining — 30,000 Square feet

  • PopStroke: indoor golf concept — 10,000–20,000 square feet

  • Electric Shuffle: bar and restaurant concept with shuffleboard and other games — 7,000–10,000 square feet

  • Top Gun: Experiential aviation concept listed as “highly confidential” in the presentation, which also says it’s backed by Paramount Pictures, Tom Cruise, and endorsed by the U.S. Navy. The only previously reported similar type of venue has been announced to open in Las Vegas in 2028. — 10,000–15,000 square feet

  • PBR Cowboy Bar: Country-themed restaurant and bar with bull riding machine — 4,300–10,000 square feet

  • Henry Dorrbaker’s: “Pub and Play” family entertainment venue — 15,000–20,000 square feet

  • Alamo Drafthouse: a premium cinema with bar and restaurant — 30,000–45,000 square feet

Food and Beverage concepts

  • Cheesecake Factory — 7,000–10,000 square feet

  • Bartaco or similar modern Mexican — 4,500–9,000 square feet

  • The Brigantine Company seafood restaurant — 6,000–12,000 square feet

  • Specialty coffee concept — 1,000–2,500 square feet

  • Aloha Hospitality — Regional dining group — 6,000–7,000 square feet

    • Baumhower’s Victory Grille

  • Ruth’s Chris Steak House — 8,500 square feet

  • Darden Specialty Restaurants — Elevated American and seafood concepts — 7,000–12,000 square feet

  • Connor Concepts — Upscale steakhouse & seafood — 6,000–10,000 square feet

    • Connor’s Steak & Seafood

  • Mister O1 — Artisan pizzeria — 1,700–2,500 square feet

  • Sports and Social — Sports bar & restaurant — 15,000–20,000 square feet

Other concepts

  • A specialty grocery store concept — 12,000–15,000 square feet

  • Health and Wellness concepts — 2,500–5,500 square feet
