Plans for a new Royals ballpark and entertainment area at Washington Square Park include two occupied buildings and a vacant one.The empty Blue Cross Blue Shield Building on the west side of Washington Square Park would be demolished to make way for a new ballpark.It would include the parking lot and property currently below grade from the park.”That’s where you’ll see a baseball stadium rise and development in probably the outfield areas in connection with it,” said Kansas City Mayor Quinton Lucas.Across Grand Boulevard from the park, two occupied office buildings are also part of the overall plan.The California-based owners of 2323 Grand said they’re excited to see the Royals’ plans.The property manager for 2345 Grand, owned by a Richmond, Virginia, company, declined comment.One tenant of that building is Kansas City’s immigration court.”There have been conversations for a long time. We didn’t just roll something out yesterday without a whole bunch of stuff being planned. I respect, and I think I appreciate, frankly, the real estate interests all around the area, who I think will make sure that we have not only the stadium itself, but ancillary development opportunities,” Lucas said.Further south, there were lots of families at Crown Center Friday.That facility’s parking, shops and restaurants are also part of the plan.”I live in Paola. So, we came up here for this and other things in the city, and it’s a fun area. I think it’ll I think it’ll improve the city,” said Zack Miller.”I think it’s a fair deal and it’s a fair trade,” said Cole Kessler.The Crossroads Community Association members overwhelmingly opposed a Royals ballpark at the old Star printing press building in 2024.This time, it’s a different ballgame.”It’s really perfect because we get the involvement without the interruption,” said Jeff Owens, the association’s vice-president.”I’ve listened to a lot of the public feedback, you know, positive and negative. I’ve heard more positive than negative,” Lucas said.The current layout of the ballpark would mean fans would have a clear view of the iconic Western Auto sign over the centerfield wall.According to Lucas, the seating capacity for the new ballpark would be about 35,000.It would be close to 3,000 fewer seats than Kauffman Stadium.
