Allen will see new entertainment options, office space and restaurants along SH 121 as three major developments make progress.

Construction is underway at Sloan Corners and The Farm, while Kalahari is in the design phase, project officials said Check out updates on these three projects.

1. Sloan Corners

Plans for Sloan Corners are moving forward following an economic incentive agreement with the city of Allen.

The 10-year agreement creates an additional stream of tax dollars for the city, and in return, Billingsley Company will receive a rebate for a portion of their construction costs, per city documents.

The nearly 500-acre mixed use project, developed by Billingsley Company, is slated to include:

  • 10.6 million square feet of office space
  • 220,000 square feet of retail space
  • 6,000 multifamily units

Carey Morgan, vice president of marketing at Billingsley, said in an email that Sloan Corners will be a “significant mixed-use destination for the area.” Construction is already underway as part of the project’s first phase. Its second phase is expected to “begin soon,” Morgan said.

“[Phase 2] will include a sizable retail district along SH 121,” Morgan said in an email. “We’re already in discussions with several high-quality retail concepts and look forward to announcing those partnerships in the near future.”

The development’s first phase included construction of a new luxury apartment community called Hartwood and Bravo Park, a 3-acre waterfront park that’s now open to the public. The park features a scenic pond with walking trails, three dog parks and free pickleball courts, Morgan said.

The park is nearing completion and a grand opening is expected in April, she said.

2. The Farm

The Farm is a 135-acre mixed use development located east of Sloan Corners along SH 121.

When completed, the development will include

  • Over 300 residential units
  • More than 100 townhomes
  • 102,000 square feet of office space

FarmWorks One, a three-story office building, is already open and now leasing. In addition, Chicken and Pickle opened at The Farm last May and The Hub is open with 23,000 square feet of restaurant space.

The development is expected to have a bigger focus on residential development than other projects in the area, JaRyCo Development President Bruce Heller said.

“This is going to be more of a place where, whether you live there, you work there, or you live in the 3 miles around it, you can go and relax and sit by the lake and grab something to eat,” Heller said.

Construction of the third residential phase, which includes 300 units, is scheduled to begin in the next 90 days, Heller said.

In addition, Hilton Home2 Suites has purchased land for the first hotel at The Farm and is expected to begin construction in July, Heller said.

3. Kalahari

Since Allen City Council approved an economic incentive agreement with Kalahari last year, the project has been in the design phase, said Dan Bowman, president of the Allen Economic Development Corp.

“The process they’re in right now is taking a look at this particular site that we have in Allen and saying, ‘How do we design this facility in a thoughtful way to very specifically fit the Allen market?’” Bowman said.

Once the developers have decided on a high-level design, likely in late 2026, the project will go before the Planning and Zoning Commission, giving community members a chance to share feedback, Bowman said.

The $950 million proposed Allen resort would span 1.2 million square feet, and include:

  • At least 900 guest rooms
  • An indoor and outdoor waterpark
  • A 165,000-square-foot convention center
  • At least 14 food and beverage outlets, including a steakhouse
  • A family entertainment center/arcade

“It will attract tourism and those people who come in will go shop and dine at The Farm or at Sloan Corners, so it supports that wider mixed use development around it,” Bowman said.
