For the first time in a quarter century, a live music venue located in Baltimore City’s Federal Hill Entertainment District is up for sale or lease, announced Baltimore-area real estate firm Trout Daniel & Associates.
The 8 X 10, located at 10 East Cross Street has been a highly frequented stop for national touring acts on their rise to stardom, according to a release, which says the venue has hosted prominent names in music, including Billy Joel, Nirvana, Red Hot Chili Peppers, Dave Matthews Band, Phish, Jimmy Cliff, Lenny Kravitz, Bo Diddley and Chuck Berry.
After more than 20 years of ownership, Brian Shupe and Abigail Janssens are retiring. During their ownership tenure, the venue hosted an average of 230 shows annually, according to Trout Daniel.
“We came to the business as music lovers first and foremost. Owning The 8×10 let us lead a lifestyle grounded in creativity and community and became our life’s work,” Shupe said.
The 8 X 10’s showcase space can accommodate several hundred guests across two floors. Roughly 25 years ago, the building was completely rebuilt with a spring-loaded dance floor, two green rooms with a shower, and a four-level layout with basement restrooms and an ADA-accessible bathroom.
Other well-known artists who visited or performed at the venue include Derek Trucks, The Disco Biscuits, Gary Clark Jr., Trombone Shorty, and Snarky Puppy, according to a release.
According to Trout Daniel, the property has the capacity to accommodate various concepts – from a dance club, to a jazz or comedy club with food service.
The Baltimore County-based real estate agency added that the owners’ goal “is to sell their venue business to someone who shares their passion and the vision to keep live music alive and thriving for years to come in historic Federal Hill.”
