A country music performer wants Columbia County to allow a development revision to add houses to a golf-club subdivision near Grovetown.
Eric Beddingfield of Beddingfield Acquisitions and Development Associates LLC is asking officials to alter the planned unit development for the Bartram Trail neighborhood off Columbia Road to accommodate 38 new homes, according to his filed application.
The narrow strip of land measuring more than 19 acres is across Bartram Trail Club Drive from the subdivision’s Satolah Ridge section. Development guidelines first established for the property in 1999 had approved it originally for commercial development.
Beddingfield’s proposal specifically asks to lengthen the maximum allowed cul-de-sac length from 700 feet to 1,350 feet to develop The Reserve at Bartram. The parcel’s thin shape lacks connectivity to an adjacent road, meaning the land can’t be fully developed without the variance, he said in his application.
Developing single-family lots will have less of an impact on the rest of the subdivision, according to the accompanying project narrative.
The average lot size would be 13,185 square feet. One- and two-story homes with front porches and front-facing two-car garages would share similar designs to other Bartram Trail homes, the narrative said.
If approved, construction could start as early as late autumn. The Columbia County Board of Commissioners is scheduled to consider his request at its next meeting on July 7.
