Construction continues on the Signia by Hilton hotel Thursday, Sept. 11, 2025, in downtown Indianapolis.

  • The new Ritz-Carlton, which will stretch 15 floors and include 170 total rooms, will replace the former CSX building at 230 S. Pennsylvania St.
  • Boxcar Development LLC, an investment group led by Indiana Pacers owner Herb Simon and the rest of the Simon family, helmed the project.

Indianapolis’ first Ritz-Carlton luxury hotel is officially on the way, as developers broke ground Jan. 7 on a project at Georgia and Pennsylvania Streets.

Originally planned to house a Shinola Hotel, the project will also include a new music venue and retail around the Gainbridge Fieldhouse area, according to a news release.

Boxcar Development LLC, an investment group led by Indiana Pacers owner Herb Simon and the rest of the Simon family, is helming the project with entertainment giant Live Nation and Marriott International.

The hotel, slated to open in early 2028, will replace the long-vacant former CSX building at 230 S. Pennsylvania St.

“These investments reflect our family’s long-standing commitment to Indianapolis and our pride in being part of its growth and future,” Herb Simon said in a news release. “These projects build on the momentum we’re seeing downtown, and elevate our hospitality and tourism industries to a new level.

The Ritz-Carlton was previously billed as a 13-story, 170-room Shinola hotel with ground-floor retail. The Indianapolis location would have been the second Shinola-branded hotel in the country after the original hotel in Detroit.

The new Ritz-Carlton will stretch 15 floors and include 170 total rooms with a third-floor pedestrian bridge connecting to Gainbridge Fieldhouse. Planned hotel amenities include 11,500 square feet of ballroom and meeting spaces, a fitness center and spa, an outdoor terrace, an upscale restaurant and a private lounge.

Live Nation’s adjacent 4,000-seat entertainment venue is scheduled for completion in 2027. The building will join multiple other local venues where Live Nation produces shows — Lucas Oil Stadium, Gainbridge Fieldhouse, Old National Centre, Ruoff Music Center in Noblesville and Everwise Amphitheater at White River State Park.

The hotel and music venue will be neighbors of the Indiana Pacers’ St. Vincent Training Center, the Indiana Fever Sports Performance Center, the Commission Row restaurant, the Morris Bicentennial Plaza and other marquee developments around Mile Square.

“This development is a reflection of Indianapolis’ status as a world-class city,” Indianapolis Mayor Joe Hogsett said in a news release. “The new music venue and hotel we break ground on today will help to elevate Indianapolis and our thriving hospitality industry. The positive momentum of our city’s urban core is undeniable as we continue to celebrate investments like this one.”
